It all started about a year and a half ago when I decided it was time to own my own home. I did not want to pay a lot. I am a painter by trade and know many people in the other trades.
I looked for a while and found a house. I bought it for $27,000. It had vinyl siding, replacement windows, and a furnace less than ten years old. The inside was trashed. I spent $20,000 rehabbing it. I waited about 6 months, and it appraised for $85,000. Then things started to unfold.
The house behind me was willed to four children who all had homes already. The house needed about $30,000 repairs. I negotiated a price of $10,000. I immediately put it on the market for $20,000, and it sold in three weeks.
Now for the best part: Through networking on this site, I met someone who knew someone who knew someone who lived right in my area. I met this woman,, and we formed a partnership. Between my funds and her funds we buy houses all cash! No Banks! How sweet it is.
We just bought another one for $16,000, and we will for $36,000 to $40,000. Not bad for a newbie, huh? Soon I hope to do this full time and say goodbye to a J.O.B. I have learned so much in a short time, and CRE Online has helped to seriously motivate me. I have made half of what I made last year in two months doing real estate part time. What could I make at this if I really worked at it? I will find out soon.
